From Boston (A52):

Enter One way system when approaching Skegness town centre. Keep on A52 (passing Taylors Garage on right) follow signposts to Mablethorpe (A52). At traffic lights proceed straight over taking first turning right into Seaview Road. Take second turning right into Sunningdale Drive, the Philmar Guesthouse is on the left after several hundred yards.

Note: There is no right turn at the above traffic lights.

From Lincoln (A158):

Turn left at traffic lights after Football Ground. . Taking the first turning right into Seaview Road. Take second turning right into Sunningdale Drive, the Philmar Guesthouse is on the left after several hundred yards.
